Wiltshire house sellers face a 74-day wait to find a buyer

For anyone thinking of selling their home, the countdown to Christmas is on. 16th September marks 100 days to Christmas Day, and the latest Rightmove data shows it can take up to 74 days on average to find a buyer in the local market, before conveyancing even begins.

With new zero carbon homes underway in Worton near Devizes and Semington near Trowbridge, Newland Homes is reminding homeowners that now is the time to act if they want to be settled in a new pad by Christmas. A home in Devizes is currently taking 74 days to secure a buyer (the 12-month average is 70 days), while in Trowbridge the figure is 44 days (or 51 days over a 12-month average).

Crucially, these figures only cover the time a property is first marketed for sale through to going under offer. Conveyancing adds several more weeks, meaning anyone hoping to move before Christmas is already up against the clock.

Newland Homes says its part exchange scheme could offer a timely solution. By helping to facilitate the purchase of a homeowner’s existing property, part exchange removes the wait to find a buyer and allows the house selling process to move straight into conveyancing.

“Finding a buyer for your home typically takes six to ten weeks locally, and for those hoping to move before Christmas that can be a real barrier” says Marcus Evans, Sales & Marketing Director at Newland Homes. “Part exchange offers certainty and saves valuable time at a stage when the countdown to Christmas is already short. It gives people a realistic chance of putting up their tree and celebrating the festive season in a brand new, energy-efficient zero carbon home” concludes Marcus.

Thanks to cutting-edge renewable technologies including solar panels, air source heat pumps, and advanced insulation systems, the homes at Kempster’s Reach in Worton and St George’s Mead in Semington create as much prime energy as they need. They are ‘A’ rated for both energy efficiency and environmental impact, achieving the top possible rating.

A mix of three, four and five bedroom zero carbon homes, as well as three bed bungalows, are available across the two developments, some of which are already built and ready to move in to. The homes are set within generous areas of green open space, with wildlife corridors and swale meadows, plus allotments at St George’s Mead.

Prices at St George’s Mead start from £375,000 for a three bedroom semi-detached home and from £445,000 for a three bedroom detached home at Kempster’s Reach. Tailor-made appointments of each of the developments are available daily, please call 01380 590079 to book or to discuss part exchange.
